SEALCOATING
Now that your property has been seal coated, you may have questions regarding general upkeep and maintenance. Here are a few of the most commonly asked questions. Please do not hesitate to contact our office if there are any other concerns.
WHY ARE THERE TIRE MARKS ON MY BRAND NEW PARKING LOT?
Tire "scuffing" is common with Sealcoating. With traffic, these tire marks will blend in and no longer be visible on your new parking lot.
WHY CAN I STILL SEE THE CRACKS IN MY ASPHALT?
Sealer is not designed to fill cracks, but it seals the bottom of the crack to protect the base. If sealer is applied too thick, it will become brittle and chip off.
WHY WAS ONE COAT OF SEALER APPLIED TO THE EDGES?
Work around curbs is done by hand with a heavier coat than our equipment would apply. If two coats are applied at this thickness, the Sealcoating will become brittle and crack.
WHY DOES THE SEALER APPEAR TO BE DIFFERENT COLORS IN AREAS?
Different weather conditions cause sealer to cure at different rates. On a sunny, warm day, sealer will dry a different color than on an overcast day, because it is curing at a faster speed.

- Only those items presented and accepted in proposal are included.
- Permitting and Procurement fees, if required, will be handled by M&M Asphalt Maintenance, Inc.
- For best results, edging of grass along pavement must be done by others prior to resurfacing.
- M&M Asphalt Maintenance, Inc. assumes no responsibility for any grass or vegetation which may grow up through the new asphalt concrete surface. To prevent grass growing through pavement, existing vegetation must be killed with a herbicide such as Roundup applied by others prior to resurfacing. Several applications may be required.
- Management to make available areas designated by M&M Asphalt Maintenance, Inc. for paving on consecutive days. Vehicles must be removed from area to be paved prior to 7:00 am the day of paving. The same applies to painting, striping and/or bumper installation, which will occur the same day as paving.
- Notification of paving is the responsibility of management. Towing, if required, is to be paid for and is the responsibility of management.
- M&M Asphalt Maintenance, Inc. cannot be responsible for delays beyond our control: i.e. weather, mechanical breakdowns, or area not accessible.
- M&M Asphalt Maintenance, Inc. shall furnish and install 1" of asphalted concrete surface course to existing grades per Florida Department of Transportation specifications (average thickness).
- M&M Asphalt Maintenance, Inc. This will not cure standing water, our process of asphalt leveling will reduce; however, due to existing grades, this cannot be guaranteed: i.e. rainfall or irrigation some water may remain for a period of time.
- If reflections cracking exist on current asphalt it is likely that the cracks will reoccur with the new asphalt.
- M&M Asphalt Maintenance, Inc. cannot be responsible for any damages to existing concrete parking bumpers during removal or reinstallation. Any new carstops needed will be provided at an additional cost of $35.00 per stop, which includes the disposal of damaged bumpers.
- Warranty is for one (1) year for materials and workmanship. Damage due to defective base, base failure or sub-base failure may exist on some portions of this property.
- M&M Asphalt Maintenance, Inc. cannot be responsible for petroleum product damage occurring from vehicles that are leaking petroleum products.
- M&M Asphalt Maintenance, Inc. will provide proof of workers' compensation and liability insurance upon contract acceptance.
